Every modern office needs an air conditioning system.  There’s nothing worse than whiling away the hours at your desk in the stifling heat.  As a business owner, it makes good sense to have air con as it will mean your staff will be far more productive during the summer months.  This summer has been one of the hottest on record so I’m sure you will have really appreciated the benefits given to you by the technological marvel.  So here’s the bad news.  Air conditioners become less energy efficient with time, particularly when they are not well maintained.  The eco warriors amongst us will have concerns for the environment surrounding that fact . . . but a business person will also undoubtedly be worried about the cost implications!

Some of the problems air conditioning systems face are unavoidable.  However, there are other preventable issues.  It’s imperative that you take care of your system and do not allow dust, dirt and grime to build up.

Annual Services

Get your annual service booked before the summer hits. You’ll find that most air conditioning companies offer annual maintenance packages to keep your system as energy efficient as is possible.  During a service, a qualified technician will tighten all of the electrical connections, clean the system and lubricate the fans.  They’ll also check the coolant levels.  Any potential problems can be identified and repaired before they cause the system to fail.  In a similar way to how having a tune up on your car improves petrol usage – a tune up on your air con makes it more energy efficient.

Change the Air Filter

The air filter in your air con system gathers airborne particles and pollutants that have the potential to injure your system.  If the filter is not changed often enough, it will get blocked, meaning the air flow to the handler will be restricted.  This blockage will damage your system.  It will put a strain on it and it will not run efficiently.  Change the air filter monthly to protect your system.

Keep the Return Air Ducts Clean

When changing the air filter, take some time to also clean the return air ducts.  When they get blocked with lint, dirt and dust they limit the airflow and put stress on your system, meaning your air conditioner is running much less energy efficiently.  To ensure your HVAC unit is receiving adequate airflow, remember to give these ducts the once over each time you vacuum the room.

Clean the Duct Work

Even if your office is brand new, your duct work could be dirty.  Construction debris and dust will naturally collect inside there.  There also might be a coating of droppings, germs and other debris inside them left by little visitors!  When you turn the air on, fine particles drift into your office and lower the quality of your indoor air.  They also drift back in the other direction and begin to hamper your air flow.  You’ll need to have these professionally cleaned in order to improve the quality of your indoor air and keep your system energy efficient.

Clean the Outside Compressor

You also need to keep your compressor and condenser coils clean.  If you pay a professional for you annual service then they will do this for you, but you’ll still need to clean around the system as frequently as you can.  The area two feet around your unit needs to be free from any grass, weeds or old leaves. Also, don’t store anything near the outside of the compressor, because if anything restricts the air flow it will make your system less energy efficient.

Costings for air conditioning maintenance will vary depending on the size of your office and your requirements, but suffice to say the cost of annual maintenance and cleaning is a fraction of what it costs to replace your system in any circumstance!

New units will be energy star rated, which ensures that they are energy efficient systems.  However, it’s just not practical or affordable for everyone to go out and purchase a new system!  By following our tips above you will be able to improve your energy efficiency.
